When looking at homes, she did a great job helping me visualize the spaces and keep practical considerations in mind. I met Megan Wilt by responding to a property listing on Realtor.com, which I consider to be one of the luckiest breaks in my real estate investment journey.
From the get-go, Megan quickly but accurately assessed the parameters of what I was looking for in an investment property, and consistently provided listings within that criteria, as well as some others (thankfully) that I hadn't considered.
I can't emphasize how much I appreciated Megan's preparedness and attention to detail throughout the property search. For each showing we attended, Megan was prepared with a print-out of the listing, nearby comps, tax assessments, and had usually done some other digging to find some non-public information such (i.e. why the owner was selling or some other useful bit of information about the neighborhood). She was also able to connect me to a solid lender, inspector, and closing firm, and had a number of recommended contractors to consult with if needed.
I ended up purchasing a property through Megan, and she delivered great value throughout the purchase process as well. She guided my business partner and I through the offer stage, provided great input on offer price and terms, and negotiated successfully on our behalf to secure those terms. Through the closing process, she worked on our behalf to ensure all parties involved delivered according to plan. I plan to turn to Megan again for all of my Richmond home and/or investment property purchases , and HIGHLY recommend her to anyone in the market.
